Development and Design to End Homelessness in Philadelphia

is responsible for leading the real estate team at Project HOME. Real estate development and asset management at Project HOME are shaped by our mission and projects range from building an ongoing pipeline of new supportive housing developments financed under the Low Income Housing Tax Credit (LIHTC) program to a new wellness center financed under the New Markets Tax Credit (NMTC) program, as well as the preservation of the existing affordable housing in our portfolio and ongoing major capital projects to improve existing properties.  

Janet has almost 30 years of experience in working on affordable housing and real estate development related projects and issues.  As a lawyer, her practice focused on housing and related permitting and financing matters, which over time led her to concentrate her professional and volunteer efforts increasingly to serve nonprofits and to focus on ending homelessness.  In addition to her JD, she has a M.S. in Public Policy and Public Administration.  Janet practiced law in Boston and was a principal in a housing consulting firm in Cambridge, Massachusetts, prior to entering the nonprofit sector as in-house counsel and director of real estate for an organization in the Boston area.

is a Principal and the Director of Operations at Kitchen & Associates, bringing twenty five years of experience to bear on projects of all sizes.  He has successfully helped a number of institutions articulate and implement a vision for their built environment. With a passion for integrating elements of energy-efficiency and sustainable design into every project he is a part of, Matt designed the first LEED® Silver on-campus student residence project in the state of New Jersey, a LEED® Gold renovation of an 85-year-old apartment building in Philadelphia, and a LEED® Silver flagship supportive housing development which was the first project in the state of Pennsylvania to earn the United States EPA ENERGY STAR™ Multifamily High Rise designation.

is a Project Manager with Kitchen & Associates, and has chosen to dedicate much of her career to the design of sustainable, affordable housing around the country, with a particular interest in environmental psychology and integrated project design.  Passionate about design in urban environments and adaptive reuse, Megan was the architect for a LEED Gold senior affordable residence that was recognized with the National Trust/HUD Secretary’s Award for Excellence in Historic Preservation.

Megan has served on the Community Design Collaborative Board of Directors for 5 years, embracing their mission to strengthen neighborhoods through design, and provide pro-bono early design assistance to non-profit partners.  She was recognized in 2019 with an Outstanding Committee Leadership for her role as co-chair of Design Services, and her efforts toward the advancement of the Collaborative’s strategic plan goals.
